Thermal inspections or thermal imaging allows a non-invasive inspection of areas that would normally require a destructive inspection. It does not replace the inspectors skill set or experience for finding issues. It enhances the inspector’s ability to perform the inspection task.Thermal imaging measures surface temperature variations that the inspector interprets to determine if an issue may exist. Such as a lack of insulation, over heating circuits in a main service panel, excessively leaking ductwork in an attic space, damp roof decking at already noted stained area.
Just like with other issues discovered during the home inspection process, sometimes the issues found may not have a great impact on the house and are just 'nice to know' issues that are not worth the effort to repair. Sometimes important items are found that may need immediate attention.
